First Time Home Buyers

Buying a home can be a very stressful experience.  When you're doing it for the first time, it can be plain confusing.  "Where do I start?" and "Who do I contact?" are the most common questions that I hear.  I'm going to tell you two simple steps to get started.  This should help guide you in the right direction towards home ownership.

1. Get Your Mortgage Preapproval - This is the most important step to start the process.  How can you look at homes if you don't know if and how much of a mortgage you qualify for?  You need to speak with a mortgage consultant to determine the price point of homes that you should be looking at and the mortgage program you should use.  There are several programs, but a good mortgage consultant will put you in the right one based on the mortgage payment you are looking for and amount you have available to put down. 

2.  Find A Buyer's Agent - A buyer's agent is a realtor that works with you to find the right home for you.  They have a fiduciary responsibility to work on your behalf and look out for your best interests.  They can really simplify the process for you from your home search to putting together a contract and getting you to closing.  In 99% of sales, the seller pays real estate commissions for the buyer's agent, so you are getting this service at no cost.  Many people don't want to get involved with an agent because they don't want to feel pressured.  In my opinion, if you feel pressured by an agent, then you have the wrong agent.  The most important part of this process is to find an agent that YOU are comfortable with and that you feel is a right fit.  Some agents will want you to sign a contract before they take you out to look at homes.  I would advise against this.  Sit down with an agent.  Find out how they work, what you can expect from them, and what they expect from you.  This will really help you determine if they are the right fit or not.
